We had our first inspection today to leave Forsyth housing. Now, I know these houses are brand new, but with kids and pets, can they really expect us to keep them perfect?? $700 for the carpet?! For a couple stains?! Holy geez! Oh, and if the grass doesn't start to grow in the next week before the final out date, that's another couple hundred. Are you kidding me with this?? We have gotten grass seed from housing and watered the yard EVERY DAY. How can they charge us for this? They are crazy!! Anyone know of somewhere I can go to get help? This just isn't right!

Hahaha. I've heard stories about Forsyth inspections. Mostly from the people who had the house first before anyone else.

We had fair warning, so I have no suggestions as to how to get out of paying without actually fixing things.

Stains are easy to get out of carpet, so you can figure that one out.

As far as grass goes, I had great luck with a Scotts product that claims it'll grow grass anywhere... Look for PatchMaster, its great.

My dog got sick on the carpet and it looks like a pinkish color. I had already cleaned the carpets with a rug doctor and it helped, but apparently not enough.

We live in McClellan and lawn care was stated in our lease. Unfortunately I don't see you getting out of any of those issues. That's why they have leases or else these places would get trashed.

I love the grass....it seems like every time they turn their wheels on those big lawn mowers it treats up that area of grass. I live in forsyth and when my next door neighbor moves out last year they had to pay for the backyard because their dogs tore it up. I remember her asking me if I had any ideas. Anyhow, the new people moved in and the backyard had never been fixed...do what does Picerne do with the money they take? I haver no idea.
I have a bush in my front yard that died over the winter. I have told them a few times now and they have done nothing. I am not allowed to rip it up either, otherwise I will have to pay. So I had to landscape around it.
Oh yeah, the crabgrass is terrible and will write out a huge patch of grass because it grows horizontally with the ground. I never see them 'treating' it like they claim to. And why do some yards have a sprinkler system underground and others do not? I have one of the bigger yards in this neighborhood and I have to use a sprinkler with a 100' diameter just to water the yard I am responsible for. If I ever get a water bill I will be livid!

I do not know if the stain is near an edge, but you can always pull up the carpet and reverse treat the stain and tack it back down. I had several large pools of blood stains on my carpet and I have had to do this to get most of it out. But mine soaked through the carpet and into the pad, so when I cleaned it the stain would just seap through again.

You could try spray painting the carpet tan or spilling a latte there!

How long have you occupied the house, I know they are supposed to discount for wear and tear over time. PLease if you find out how to get that pink stain out please let me know, the same thing happned to me and I have tried everything.

Try Windex on carpets. It sounds funny but it tool dark brown Old English furniture polish right out of my light grey carpet.

I would try filing an Ice complaint about the lawn. Mcclellan place tried to charge me to replace a door that they installed a sliding lock on to keep my adhd daughter safe. needless to say an ice complain later, and i didnt end up paying $800 for two doors. Its worth a try

They warned us that our carpet is BRAND.NEW. when we moved in. I'm so scared to see what I get charged even though I don't have any really horrible stains...I live in Warner and I guess the hardwood floor was so terrible they covered it with carpet. Heh heh.

I got a biggggg behind kool aid stain out of my 8 plex carpet (they were going to charge over 1000 to change the entire apartment!

I used windex on the stain, a damp WHITE cloth, and an iron for hours until all the dye was lifted.

I had tried that SPOT SHOT crap, Revolve whatever, and all that other stuff but they didn't do the trick. I was dedicated. I ate my breakfast, lunch, and dinner next to that stain trying to get it out. 1,000 my behind! Psh!

The really annoying thing is, I know the carpet is new, and we were the first people to occupy it and there is stipulations in the lease, etc...but there is only ONE room of carpet that needs to be replaced, so I can't understand how they can charge $700 for that one room. I carpeted the entire basement in the house I own for just shy of that and it's a much bigger space. As for the grass, they required us to water 3 times per week, for 20 minutes. I watered every day AND put down grass seed, but there are just some spots that refuse to grow. My neighbors are having the exact same issue, theirs looks worse than ours and they were told they didn't have to worry about it as long as they were trying. (They are PCSing and have lived there less time than we have.) I'm annoyed with the whole thing because everyone knows they won't be replacing the grass, they'll just "treat" it (which I've never seen them do either, and I'm a SAHM) and let the next tenants have to deal with it.

I used dawn dish soap,water,white cloth, and an iron. It takes a bit of time, but it works. I was able to get lots of different red stains out of the carpet! Good luck!

Do you put the white cloth down and the iron on it? I wouldn't want to set it in that is why I am asking which step you do first.

I put the cloth in the soapy water then wrung it out over the spot. I then laid the cloth on it and ran the iron on medium over it. I would re wet the cloth as needed. I did this to my friends carpet and when they did final inspection the lady told her she has never seen carpet that nice on a move out.

with the grass, they can charge you for that when you have a pet because of the wear that dogs put on it when they go out and run around and use the bathroom. what they do is put new grass down for the next people to live in it. they did that with us when we moved in but of course the grass did not take and we had a dog (boxer) so we ended up paying for our yard when we moved but it was not much. as for the stains they can charge for that too because they have to clean it and then if that does not work they have to replace it. our dog got sick before on our rug where it was pink but we treated it right then and used a steam cleaner and then waited and did it again and it came right out. I did not do anything expensive. we have a bissal pro heat pet steam cleaner. but they told us we had one of the best rugs they have since just because we cleaned ours once a week with the steamer

I have a Bissel Spotbot for pets and everytime I've ever cleaned any spill or accident it's left a shaded ring in our carpets. Anyone else have that problem? Being a neat freak, I'm half tempted to throw the thing out.

If you hire a cleaning co. to treat the carpet and show Picerne your receipt, you wouldn't have to shell out a small fortune to them, would you?

I dont know about that one but the proheat pet one by Bissel I think is the best

That is a great question. I say they pocket it and keep it moving.

Picerne should have to keep a repair log for any money they collect for damages. It makes no sense for them to take someone's money for damages and pocket it, and then the damaged/broken item still sits as-is. Highway robbery. Someone should bring that up at the next town hall meeting.

Does anyone remember someone on here posted that during their outgoing inspection, Picerne told her family that they'd have to pay like $1600 to have the carpet in their housing replaced, so her husband grabbed his Gerber and started slicing it around the floorboards to pull it up, lol. When the inspector asked what he was doing, he said if he was going to have to pay that much money for carpet then he was going to take it to his new house--and she told him not to worry about it and they didn't get charged. Rip off!

As far as carpet goes though, I am over it. Keeping it clean is fighting a losing battle, and life happens so spills are inevitable. One of the first things we're going to do in our new home when we get in is take up the carpet and put down hardwood or laminate. It's a lot easier to wipe up a spill than drag out that freaking machine and scrub it up. Not to mention it's easier to replace; if you trash a board you can pop it up and put another one down. Carpet? If you don't get it professionally down with a seamer, repairs are often obvious. All housing should have laminate floors!

I dont know about that one but the proheat pet one by Bissel I think is the best

We have one too and it works very well. We also have a Bissell Spot-Bot for small spills so we don't have to drag out the big machine.

I did equal parts vinegar and water in a spray bottle, and an iron to get out some black stains in my carpet... the kids sippy cups (when they used to use them) would drip out the top occasionally and the juice would turn into a black spot in the carpet. It took a number of times before the stains were full lifted, but it didnt cost me anything (hardly) and I was able to watch tv while I did it.

When we cleared our house in forsyth awhile back all we got charged for was $75 for a bedroom door my son decided to kick and it broke when he was 4, ya seems a lil crazy but my 4 year old broke the door. We were the first ones in our house and lived there over 3 years, we didnt get charged for carpet or anything and i had some light red stains that she saw and torn kitchen tile. Shes like oh wear n tear so no biggie and not to mention my back yard had some bare spots from my dog and she said again dont worry about it they will tear up what you do have and lay that crap down again. So maybe it just depends on who you get to clear you. She said for us living in the house over 3 years its nicer then alot, but i to am a neat freak. I can say i dont miss picerne a bit tho, so happy to be away from there :)

Brat, you didn't live on eagle pass did you? We moved in to scuffed kitchen tile and no grass! I wondered if they charged the family before us because picerne obviously didn't try to fix it.


I still can't get the grass to grow at our house, have been trying since April :/

They told us as long as it LOOKS like you tried to fix the yard then they wont get charged for it. We are in a remodeled house on Meade Loop. They said everything was new. but we got a meesage from them stating they are remodeling it again in the end of 2013. We are here until at least Oct of 2013...my husband is fenced in his unit until then, so we better NOT have any charges moving out, we have been in this particular house since March 2010....i am so ready to leave though...we have been here since Dec 2008 and this is also our first duty station!

ToriT- no we lived off of conestoga. and I know the family before us got charged for the yard because they had 2 extra large dogs and then we got charged too. but yeah the grass will not grow just because the winds, how hot, and the kind of soil they have.
