Thinking about shacking up there while my hubs is in Korea. Yay or nay?

we looked at them when we first got here 2 years ago and their model home was falling apart, drawers were missing and hanging off the kitchen cabinets, the walls were cracked, paint was chipped off the walls. So that was kinda red flag for us, if they cant keep their model home looking good then how do they take care of their tennants. Also I have heard from a few friends that they screw people over. Im not sure how much you are loking to spend but have you tried river trail in ogden? we lived there and i liked it. But then we moved on post

That place is run by RKS and they definitely DON'T maintain they're properties. Plus once you sign a lease, it's extremely difficult to get a hold of them if you need any maintenance work done. I wouldn't move there if I were you.

I have a good friend that just moved out of there and went home while her husband is deployed and from her experiences there I'd say DON'T DO IT. Their carpet was ruined from water leaking from the water heater and upon leaving she was told they will try their best not to charge them for the carpet...excuse me?! It was their fault the carpet was ruined and could have ruined their personal belongings! They had to clean the home THEMSELVES prior to moving in. I don't remember all the details of everything else, but I'd definitely beware of RKS management, as well as Geary Estates, The Bluffs, Juhgahns (sp) Agency. Patriot Pointe and The Bluffs are fairly close to getting blacklisted from the military, so there's an idea of how those places are too.
A lot of places around here might look nice on the outside, but just be careful and ask around. Geary Estates is the reason we moved on post and couldn't be happier with our decision since we were paying $850 for rent (2bd/1ba) + only Electric and we were still going OVER BAH most months cause the electric company is a ripoff!

I ditto everyone else! RKS is garbage! We also rented a townhome run by them and ended up doing more cleaning to move in than when we moved out and I am OCD and a clean freak! You could have eaten off the floors when we moved out and I had to fight to get back our $1000 security deposit! They will try charging you for the most ridiculous of things and good luck getting them to fix anything! I complained to the housing office on post and reamed the manager of RKS's rear and got our deposit back within a week. A friend of mine wasn't so lucky! They are jerks! Be wary. Last I heard they were possibly even being blacklisted.

Have you ever looked at AHRN and seen how many rentals on the page are from patriot pointe? Its like they have no residents any more

Not all properties that RSK manages have issues or have problems getting things fixed. We live in Deer field town homes behind Jim clark on grant ave. When we were renting from them and had to put in a work order they were usually out the next day unless it is an emergancy. We actually bought our duplex here but we are having Deerfield town homes office manage it which the office is on site in the area. Both sides of our duplex will be available to rent in the next couple months as the neighbor is pcsing I belive june 1st and so are we toward the end of june.

are we done, can you hear anything from your neighbors? Also can you smell the poo plant? We were looking at those homes but i was unsure of the poo plant and the noise level. Also how much does rent run there on average?

Well I drove through there and the driveways are crazy! How do people manage during winter weather to get their car in the garage? And it seemed to be very crowded. Cars parked everywhere and kids playing in the street. Not much space and they don't look that big from the outside. Yikes. I didn't even bother going in. My husband saw them and he was like "Oh, wow, they come with 2 garages? I was like "Um, no...that's two seperate houses." And he said "Hell no. Moving right along!" and drove away. lol

Rent is a little on the high side. We don't make price of the rent since we have deer field managing them they are the one that sets the price for the area we paid 1200 when we started renting that was feb 2011 we found out when we bought the house in feb of this year. The neighbors who moved in late October last year are paying 1215. so it may be 1215 unless it has gone up. I never smell the sewage plant we live toward the back of of the neighborhood. Neighbor hood is pretty quiet even with the trailer court right behind us. And no i can not hear my neighbors. Lawn care is taken care of garbage is paid for and their is a pool on whitetail which is the block i live on that you will have access too in the summer. Just have to get the code to get into the pool from the housing office Which when they get it up and running they usually send the code out in the mail. Most of the houses in deerfield are military families.

In deerfield they have 2 story's with 2 stall garage and 1 story with 1 stall garage we live in a 2 story. The 1 story is about a 100 less or it was when we moved in. It was going to be 1100 for rent instead of 1200 but we prefered the 2 stall garage. I personally dont like the 1 story period and its not just because of the 1 stall garage.

Lol dont blame you. I didnt mind living on post but i got a little too friendly with my neighbor and was always talking with her and what not and she pissed me off to the point of making me move. lol. I have heard many people say they wouldn't have moved because of a neighbor but my husband didn't want to come back from iraq and have to deal with living next to her and her cheating A**

I live in Warner Heights. I'm trying to get a garage and I'm tired of walking up 2 sets of stairs. The layout is not the best but we were desperate to get out of our 8 plex at the time that was falling apart!

Ya i didnt like the 2 sets of stairs either. And if you had to go to the bathroom you either had to go up or go down there was nothing on the main floor. Sucked. Thats why i like my 2 story in deerfield its 3 bedrooms 2 1/2 bath. The half bathroom is on the main floor. and one of the full baths is in the master bedroom. Also master bedroom has 2 closets 1 bigger walk in closet and a smaller one. The other 2 rooms also have pretty decent sized closets.

I do not know if you guys saw that in the paper but The Bluffs were sold to a company in Colorado about 1 month ago (if I remember for $ 43 Mio), they went bankrupcy a couple years ago and that is the reason they didn't care about anything. The new company is working on a new concept to polish up the reputaion now. It will just take a while. I don't remember the name any more, I didn't even know they declared bankrupcy.
